We saw a gap in the Hamilton rental market and took the opportunity to fill it, while also challenging the conventional renting mindset. Glasshouse Residences is Hamilton's first dedicated Build-To-Rent operator, blending intentional, small-footprint homes with the gold-standard property management Glasshouse PM is known for. Together, we are continuing our mission to raise the standards of rental accommodation for tenants and owners.

For more than 50 years, the Baker and Hutchins families have been investing in Waikato property, guided by a shared belief that good homes and good relationships go hand in hand. In 2020, Jeremy Baker and experienced investor Grant Baker brought these family legacies together to create Glasshouse Residences (formerly The Home Bakery). Today, we develop purpose-built homes in Hamilton for people who want quality homes, stability, and community on their own terms.
The philosophy hasn't changed: we believe the best homes create the best outcomes, for the people who live in them and the communities around them.

Glasshouse Residences is a continuation of the work previously done under The Home Bakery brand, which prioritises the development of purpose-built one and two bedroom rental properties in Hamilton. Glasshouses Residences addresses a genuine market gap: a shortage of smaller homes for long-term renters who want stability and community, but are not pursuing or cannot access homeownership.
